Vandy paid me "peanuts". Of course, I was not a teured full-time professor ... thus the title "Adjunct". But, roll forward several decades, and these full-time "tennies" are knocking down $150-200K/year or more.
Now you know why my tuition at Vandy in the 60s was $1,500-2,000/year including room and board, and now, we are talking $60-80K/year everywhere.
This is why your $25,000 home in the 60s is now selling for $500K or (lots) more.
The only bargains nowadays are hi-res TVs and PCs. Samsung 65" 4K Roku TV at WallyWorld for $398. 32" TVs under $100.
