It's the "fugutives" from CA, IL & NY who are driving up the price of everything in TN.
That adversely affects most residents. House prices doubled to quadrupled in past 2 decades. Property tax insane. But, you take care of your MO which has a high rate of poverty, and remember, everyone in blue states wants to move to TN, and nobody wants to move to MO, CA, IL or NY.
