I hear you regarding moving, but I'd need to find a place that allows pets over 25lb, that's convenient to bus and rail, that's in this area that I've come to know well, plus moving is a huge pain in the ass that I'd do anything to avoid unless it's an absolute necessity. I might look into moving to another unit on this property but I think there are no vacancies right now.
I didn't mention "in my price range". The area is gentrifying pretty rapidly. Across the highway, next to the sex shop of all places, they're putting up $3000/2br luxury apartments. It started near Alexandria (across the river from DC) and is creeping southward. I don't know what that would do to my living situation but my rent is starting to look like a good deal. Of course that changes from year to year. I don't know whether it would be smarter to stay where I am -- which for the reasons above, I'd love to -- or try to find somewhere relatively inexpensive before an exodus. South of Mt. Vernon (yes, George Washington's digs) it gets at once pretty country and pretty ghetto, plus transportation options are more limited.
