It may be of course that the rent has been held at an artificially low level for a number of years and this is catch up.
The point is we don't know and sentimentality has no part in setting a fair market rent.
If my advice were asked I would be recommending that the tenant appoints a professional valuer/arbiter to act on their behalf.
However it would be nice for the business to survive
