For a run, you can run over to Piedmont Park pretty easily and depending on the distance

I wouldn't stay downtown for Tech, though I guess it would be an easy MARTA ride to Tech Square

Would Atlantic Station area be good? That's where I usually stay for work, and it's close to GT.

Yep. It's so sad. They tried to do new urbanism but ended up Atlantafying new urbanism.
