How's the Edgewater Neighborhood? I just agreed to purchase a house on Clinton Place Blvd (2314) and close this Friday. It's about 1 block away from the Rockford Country Club and the river.

Selling a house, moving to an apartment and then buying a house all in a month really sucks. Now need to move what I have in storage to the new place in a few weeks.

We were on vacation the week they did demo. We had to leave for a couple days twice when they did the floors.

We are about 4 weeks from starting a 1000 sq ft addition.

No plans to move out, but there will be some disruptions as the electric and fiber have to be permanently relocated. The only entry point to the existing structure is a single wall, though I imagine we lose use of the 3rd stall in the garage for a bit too.

moved stairs, moved the kitchen, moved and removed some load bearing walls.

I would not try to live there, and any future remodel I would just account for that in your budget.

We were extremely fortunate that the house across the street was a monthly airbnb and spent 3 months there, which should have gotten us mostly through it.

Unfortunately the kitchen cabinets were delayed 4 weeks (causing the rest of the schedule to completely balloon) so we ended up living in a half finished house for about 2 months, and that suck diddily ucked.

We were without the back third of the house for about 2.5 months. It was kind of a PITA using a makeshift kitchenette in our living room (fridge, microwave, toaster oven, and coffee maker), but we survived. And I think we also spent about a week each at our parents’ houses since it was during the holidays.

I’m not sure if a full shut down of a single floor would be much quicker, but I doubt it. I’d prepare to be out of there for at least 2 probably 3 months.

if you like to ride bikes, i guess the olympic hosts a huge ride every year.

norweigan has a good christmas thing, complete with sleigh rides. also farmer markets near there (but smallish).

your immediate area is great. but rockford has many troubled spots not far. just west of route 2 and then south to downtown can feel dicey after dark. good library downtown. good riverfront and bars and shops on the other side.

drive route 2 along the rock for a nice windy ride to castle rock or the blackhawk statue. stop by hairy cow's in docwalks old berg (from byron, right?) it has good beer and decent food.

go farther to oregon for a nice october art fair. and farther still to dixon and say hi to my boyhood home.

rock cut state park is huge and nice. you're on the outter edge of the beautiful driftless region as you go up to wiscy. house on the rock isn't far and worth a day trip.

rockford has about the worst "stroads" along state and alpine. but that means you can shop at about any big box store.

one of the best thai places in chicagoland isn't far (zaab thai in elgin). fried dried beef with sticky rice and catfish salad are great there.

my brother lives on the other side of the river in loves park off riverside. mostly smallish homes but he has a river view, unfortunately no access.

and if you decide that your house isn't right...the area around forrest hills country club is basically an island of affluence. i prefer the neighborhood you picked though. it's just more of a neighborhood instead of big yards and no sidewalks.

the other place average deucers would pick is a private parcel within 20 minutes that has river frontage. probably many to choose from. you could also pick up a legit cabin on the water for pretty cheap and get a boat for weekends.

if you need to find friends, check out the boathouse/crew team. often those are loaded with awesome and friendly folks. and if you don't row, they will be over the moon to teach you.

sellers were the out-of-state "kids" of the centenarian homeowner.

I'd guess they're in their late 70s, and maybe haven't been in the market for decades. And lived in a different time zone.

So they sold it quickly to the guy who lives next door, and now he gets to choose his neighbors. Brilliant move by the neighbor. And the "kids" probably don't care if they lost buckets of money on the deal.

The new builds in our subdivision are starting at $600k and those are builder-level finishes*

What a bargain. I can't believe you get all that for $500k.

I especially like that two people can handwrite a letter on proper stationery while enjoying a pint of wine under the watchful gaze of a third.

But I *really* love that the third person can relax in the Andrew Martin Spitfire Pod while watching those two people try to climb a 15-foot ladder after a few pints of wine. And the fact that the neighbors can also watch from their attic dormer is just a cherry on top.

I thoroughly approve, with one concern: How old are the neighbors to the north? Because their patio is an ideal spot for keeping you awake.

I think you want them in their early 50s, so their kids have already gone off to college, but you still have 20 years of quiet enjoyment before you all head off to a senior living facility.

I have the 4 boys (youngest 21) and she has 5 kids (youngest 20).
All have significant others with anticipated grandkids in the next 5 years. Wanted a place where all can come and visit. Location is close to her aging father (Madison) and my aging parents (Kewanee area) so easy travel to see them and care for them.

...what will likely happen is that we keep our house and just do long term rentals here and there so we don't have to actually invest in the ownership part of a property hours or states away.

We're already going to have to deal with that with the Tahoe cabin.

I was sitting on my couch watching TV and I heard a lot of noise outside my house. As my 80 year old retired school teacher neighbor described it, it wasn't the good kind of noise. I went to the front door to see what was going on, and I saw a lot of kids (I'm talking 20-30 plus) all gathered in my front yard. The next thing I see is my 80 year old neighbor going out to investigate. A circle then forms around two kids, who clearly are about to get into a fight. I instinctively went out to break it up, primarily because I was concerned for my neighbor's safety. The kids started to throw punches and I stepped in a broke it up. I'm pretty sure they went down the street a few blocks and continued the fight, as we followed them to try to dissuade the situation.
