THANK YOU LA MANZANILLA FRIENDS AND NEIGHBOURS! We are very grateful for the outpouring of concerns and well-wishes as well as all the referrals, contacts and offers to help us move. We have found the perfect place! and will be moving only one more block from this place to Calle Playa Blanca - lovely 3 bedroom house with very large covered shady patio that will seat all the jammers! So excited after so much angst. FYI If anyone is interested, I have a sample template for a rental contract that was given to me by the Delegado (mayor). He strongly advises that you get the landlord and yourselves to the Delegado's office (the police station) where he will witness your signatures and stamp it with his seal. It is only a template and it can be changed to suit whatever you and the landlord agree upon but it is a legally binding document which will prevent the nasty situation we have gone through. People have requested that I post the rental agreement template here so here it is. The template was given to me by the Delegado. It can be modified to say whatever you and the landlords deem necessary and are in agreement with. You can also add another "annex" (addendum). The document is 9 pages and it is advisable to make 3 copies - one for the lessor, the lessee and one for the Delegado to keep in his office. If your landlord only speaks Spanish, you will need to provide an additional 3 copies so each party has one in each language. Makes for a lot of signing. I used google translate and it was pretty accurate. I put into a google doc and I hope you can open it - I'm not terribly tech savvy so let me know if it doesn't open and I'll try another way.
