if you go tankless, make sure you put it in an appropriate place. the townhouse we rent is tankless
and they put it in the basement near the rear wall to make the exhaust shorter. but the water line goes through more than half the basement before going up, so hot water takes a LONG time to come out of the faucet, even moreso in winter (we are talking about minutes of wasted water/gas).  Previous Message currently have a tank that is over 20 years old. i've drained it and that helped a bit but i think it's time for a new one. family of 6
