Tough toenails, you signed for 12 months, you pay for 12.
Then we talked and I softened to giving 1/2 month rebate for leaving on May 1st.
My wife sided on 1/2 rebate for being out by the 15th. That way we could clean (they had a dog) and repair where needed and rerent for June 1st.
I’ll relay their response in a short while

In Colorado at least, I think you can break a lease with 90 days notice
